Beat Out the Baggies Your First Week.

You think I am trying to sell you an unbelievable course, telling you that you can, if you do this right be responsible for more new home building permits filed in your city then the largest home builder in town. I am telling you that but not selling you anything. I am telling you how this was done (tell you for free) by a guy that went on to become a multi millionaire and you can do it too in your city.

Or adopt this idea and system to a different product, idea etc

First you are going to need a name and about 100 bucks for printing, or unless you can charge it on your credit card, then you won’t need to raise it.

For name, let’s say your name is Smith, so we will for now call your firm Smith Home Builders."

You may or may not have to register the name in your area, not important for this use, right at the moment; you can do all these niceties later when you decide what your plan is.

My explanation is to make you so busy; you become responsible for the most new home building permits next month then the biggest builder in town..... You will agree it is feasible when you read this.

You will need to talk to a builder that you know is good, is starved for business and will pay you a 5% or whatever is fair originating fee or whatever the local current fair rate for turning over a home building prospect that goes thru with it.

Smith Home builders are not going to build a single house. You are going to be in the business to smoke out (find) most of the people that currently want to and are prospects to build new homes in your town.

You are going to do the preliminary work and with a real estate agent buddy arrange the sale of the lot etc and then turn them over to your partner builder who will take the sales job from there. Your total contact with the customer is the initial phone call and you can even contract that out.

You handle one call, you turn over a prospect, you need no real estate license, you need no builder’s license, you sell nothing, you build nothing, and you are a prospect finder.

Do you have to own lots? Nope, do you need options on lots? Nope. Do you need a construction staff or equipment? Nope...

Here is how it worked and this guy did this for a short time and made so much money he went on to other things and made millions but this was how he started with $100 worth of printing.

This is one of the most ingenious (went to really big money right off) a start up with no money (I consider charging a $100 bucks on your credit card, "no money.) This best how to do this, story I have ever heard. (My favorite.)

Here is how you can duplicate it.

I would get some 2ft by 2ft cardboard signs, You can do this on your computer and take it down to photo copy place and have them made as you need them.

In big letters (blow up from your 8 1/2 by 11, computer generated, black and white... 2 ft by 2 ft or you figure best size, card stock.

You might cut a size that fits inside a clear plastic bag exactly. Scotch tape the back and then easily have a plastic covered sign that will last for months in the weather and rain. (Must fit bag exactly to look good. Cut cardboard to fit bag.

You can laminate or just replace the signs once in a while when weathered.

You will need someone by two or small wood stakes to hold your signs that you are going to drive in the ground.

Let’s hope you can find a place for 100 to 500. (Won’t be easy)

"Let Us Build A new Home For You On This Lot. Smith Home Builders. 498-7346"

by the way this is your phone number.

You can even contract out the handling the phone calls, Maybe you can subcontract this to the real estate agent who you will give 20% of your builders commission in exchange for him handling the calls

Nope, You won’t own the lot, you do not need to. You won’t need an office; you won’t even need a phone if you contract that out to your real estate buddy.

You won’t get permission to put the stake with the sign on the lot, you will just do it, cause it is to the advantage of the lot owner to get offers on his lot and that’s what you are going to do when you get an inquiry.

After you get this perfected and dollars rolling in you can contract out the putting up the signs and just go to Hawaii for the winter.

Sure, a few lot owners will be ticked and throw your sign away. That’s okay, part of the cost. Maybe one in twenty…

The "build a new home prospect," seeing your sign on this lot will call and say, "we are interested in building a home down where you have a lot and wonder what you are asking for this lot."

Okay, you (or your appointed rep_) say, "that is an attractive lot but let me see what is the best price I can get for you on that lot right now. Give me your number, we will work that up and give you a call back shortly.

What is your contact number and we will see what we can come up with for you as a good price.

Now you can work up a contract where you get a fee for finding a buyer for the lot or you can partner with a real estate seller license does it, a guy who takes it from there, likely the best bet.

Real estate buddy knows how to find the lot owner, (if the lot owner is not interested in selling, the real estate person finds another lot and offers that,) (you get a split on this one too since you found the prospect) and tells them he has a party interested in building a home on the lot and wondered what you might want for the lot or what kind of deal we can make for the lot. He says to them.... We charge the usual real estate fee he will say (and of course he splits that fee with you). Your whole involvement is handling the initial call, or you can let the real estate agent handle it for a part of the builder commission you earn, so turn it over to the pros and if it is a $300.000 home with lot sale, being put together here, you would get $15,000 for your phone call which generated the business for them.

Size of your success will be how many vacant lots and properties, fields etc you can find that are places people may want to build a home.

This is the Place to drive a stake and Post your sign. The home building prospects in your city will soon conclude this must be a pretty active builder, I see from all these signs that they have lots to build on all over town.

Find out from your real estate agent friend how you can find tax roles, real estate vacant lot lists, find tax delinquent vacant lots etc and just driving around to find attractive places you would want to build a home. When you see a good place plant one of your stakes and signs.

When you get between 100 to 500 out your phone should be ringing often. You will probably be able to get or arrange advance agreement you are to be paid an in full on your commission so you don't have to wait for completion (offer advance pay discount) to keep you going so you can send them a lot more business.

If you use the real estate agents phone number, you won’t even need a phone.

You can put the whole thing together and leave town and be earning big bucks as your signs do the work.

Compare this to your brother in law who raises several hundred thousand dollars putting together a home builder company to buy lots, build house on speculation sell it if all goes well and takes all sorts of risks with all sorts of employees etc. loses money for all the efforts if the economy goes bad etc and maybe none of the relatives ever get their investment money back etc.

You have potential odds of making a lot more money, and do little work, take almost no risk and if works you can double the income by repeating it in some town in Florida or Hawaii etc over the winter, while your partners do all the details back home.

Hope this sample gives you some starting points on other ideas like this that show your really do not need any of these risky things to start a business that can make really BIG money.

This sample, 500 hundred signs on 500 vacant lots, fields, etc should generate 1 or more calls a day. One of the 30 calls a month should become a sale and you earning $15,000 a month.

Your effort, even if you answer your own phone calls is handle just 30 short calls and have the initial work of staking out the signs.

You can start with finding 5 vacant lots, and ten dollars worth of signs, nobody says you have to do 500. But think big.....
